Pismo Beach Tri-Plex

This coastal tri-plex in Pismo Beach was thoughtfully designed as both a seasonal retreat and income-producing property, providing the client with a place to enjoy the Central Coast with family and friends while offering the flexibility to generate rental income when not in personal use. The three individual residences are vertically organized with private garages at the lower level and living spaces above, making efficient use of the compact site while elevating the primary living areas to capture views toward the Pacific Ocean. Private balconies and rooftop decks further extend each residence outdoors and take advantage of the coastal climate and surrounding views.

Maximizing ocean views while maintaining privacy and individuality between the three residences was a primary design consideration. Extensive glazing brings natural light into the interiors and frames views toward the coastline, while open railings at balconies and roof decks preserve sightlines from both indoor and outdoor living areas. Projecting window bays, stepped elevations, varied roof forms, and articulated building masses help reduce the scale of the three-story development and give each residence its own architectural identity within a cohesive composition.

The exterior combines contemporary coastal forms with smooth stucco, stone accents, generous glazing, and durable, low-maintenance materials suited to the marine environment. Stone-clad walls and columns visually anchor the lower level, while lighter upper stories, balconies, and rooftop decks create a more open character above. The completed development balances efficient land use, private living, rental flexibility, and generous outdoor space while creating a strong connection to its Pismo Beach coastal setting.
