This 9,300 s.f. two-story custom beach house overlooking the Pacific Ocean from the bluffs above is currently under construction. The design reflects the tight site restraints, Coastal Commission’s requirements, and the City of Carlsbad’s local ordinances while meeting with the Client’s desires for a unique home that is contemporary yet “soft” in appearance with a feeling of livability within.

This residential project consisted of two individual phases. A barn structure (phase I) and a new entry gate structure (phase II) to complement the existing residence. The 2,500 s.f. barn structure features an upstairs living space and deck and houses the clients RV and other vehicles.
The new gate structure at the entrance of the property features the same architectural style and detailing to complement the existing residence and new RV barn structure. We also incorporated built-up planters to compliment and soften the gate and wall elements. Appropriate lighting and irrigation were also incorporated as well as gate controls and security measures. The weather was beautiful on our way through Pismo Beach today. We couldn’t resist updating the portfolio with current images highlighting the architecture and overall landscape surrounding this planning unit development (PUD) project we did a few years back. The project consisted of 78 units comprised of townhouses, single-family residences, and “flats” with a Mediterranean motif with maximizing views to the Pacific Ocean from each unit. The landscape has filled in nicely over the years and continues to complement the architecture.

This addition/remodel project consisted of approximately 425 square feet of habitable space, 528 square feet of garage, and 640 square feet of patio/deck area upstairs. The existing living space was also remodeled to give an open feeling on the inside with multiple windows for better views and natural light on both levels. A Mediterranean and Italian architectural style was also implemented in the design.
