Custom Beach House Construction

This approximately 1,200-square-foot, two-story custom beach house in Shell Beach began as the remodel of an existing residence located near the water’s edge. The design responds to an exceptionally compact coastal lot and the unusual challenge of designing around a protected National Champion Melaleuca (paperbark) tree that occupies a prominent portion of the property. Working within these site constraints and the City of Pismo Beach’s development requirements, the residence was reimagined to fulfill the client’s vision for a contemporary yet “soft” coastal home with an open, comfortable, and highly livable interior.

The efficient floor plan includes two bedrooms, two bathrooms, kitchen, dining, and living spaces, along with an approximately 220-square-foot garage. More than 440 square feet of patios and decks significantly extend the living environment outdoors, creating valuable areas for relaxing and entertaining while capturing views toward the Pacific Ocean. Carefully positioned windows and upper-level living spaces bring natural light into the compact residence and strengthen its connection to both the coastline and the Champion Melaleuca tree around which the home was carefully planned.

Architecturally, the residence uses simple contemporary forms, layered rooflines, broad overhangs, and carefully articulated building elements to create visual interest while maintaining an intimate residential scale. Rather than treating the protected champion tree as an obstacle, the design incorporates it as a defining feature of the property, carefully shaping the home and its outdoor spaces around its substantial trunk and canopy. The completed beach house demonstrates how challenging site constraints can inspire a highly individualized architectural response—balancing efficient planning, generous outdoor living, ocean views, and preservation of an established natural landmark within a uniquely constrained Shell Beach setting.
